Residential loan closing $200.00
Residential additionl loan closing $100.00
Residential For Sale by Owner closing $400.00
Commercial closing $500.00
Commercial loan closing $250.00
Commercial additional loan closing $125.00
Surcharge for transactions over $2,000,000.00 $150.00 per million
Miscellaneous Fees

Overnight mail charge per package $15.00
Release of Deed of Trust (one page)  $21.00
Recording fees ($5.00 for each page thereafter)  $6.00
Cashier's Check $50.00
Construction loan disbursements $250.00 per draw
Escrow Agreement $200.00 min.

Patriot Act Search $15.00
Retyping Fee  $75.00
Extraordinary or Complex Transaction (plus actual out of pocket expenses) $125.00 per hour
Applicable Provisions
Closing and settlement fees include preparation of settlement statements, including HUD settlement statements, if required; real estate tax agreements; attending closing at our office; disbursement of funds and recording of closing documents; preparation of deed, bill of sale, promissory note, deed of trust, and release of deed of trust, using Colorado Real Estate Commission approved forms based upon parties' contract and closing instructions.  If additional documents are required, no additional charge if documents are provided by the parties.  If we are requested to prepare additional documents, our attorney fees incurred for doing so shall be passed through to the responsible party.  
If attendance at closing outside of Grand County is required, there will be an additional charge of $125.00 per hour for time away from our office for travel and closing activities.
Our actual cost of such items as cashiers checks, wire transfers, and long distance phone calls my be charged to the benefited party.  
Unless otherwise instructed:

1.  Residential or Commercial closing fees in a sale and purchase transaction shall be divided equally between the seller and purchaser. 

2.  Loan closing fees shall be charged to the borrower.

3.  Retyping charge will be imposed when parties change their contract after we have prepared closing documents, and therefore must make substantial revisions.  The charge shall be divided equally between buyer and seller.
In the case of complex or high risk closing, we may retain our legal counsel, and the cost may be passed through in whole or in part to the appropriate party.  If this provision is applicable, the party responsible for the cost will be notified in advance of the probable amount of the costs.  If approval is not granted by the responsible party, we may elect to withdraw from the closing.
Escrow Agreement fees shall be no less than $200.00 and may be increased depending upon the amount of work, responsibility and liability contemplated for the excrow agent.
